Qingjian Realty, the Chinese developer for Le Quest Condo has Live, Dine and Play Concept for Le Quest and submitted bid $301.2 million for Bukit Batok commercial and residential site in Singapore. This site is 99 years old and is located on West Ave 6. The site has been released from GLS (Government Land Sales) and has a plot ratio of 3, a gross floor area of 474, 591 square feet as permissible. It is said to accommodate 400 residential flats and a gross floor area of about 64,583 square feet for commercial purposes. This data has been confirmed by the URA (Urban Development Area).

Although this site has not been a much talked about or much hyped about, but still there were 11 bids for the tender by the developers. Nicholas Mak, who is the head of consultancy and research at SLP as well as the executive director there stated, that this site is attracting developers because it is one of its kind – the only mixed site in that area i.e. commercial as well as residential, as per the GLS programme’s first half of the year. The theme is Live, Dine and Play concept which create a holistic living experience for Le Quest owners.

Nicholas also quoted that it is a potential investment for developers as it is a greenfield suburban property and also due to the fact that there are some master plans in the pipeline for the rapid development of the west region. Since there is no competition in the adjacent areas, hence the site would be filled with necessary and recreational amenities, which in turn would attract more home buyers and property developers, real estate companies.
The site is properly connected with the other sections of Singapore because of the PIE (Pan Island Expressway) and the MRT Station of Bukit Batok, which is at a 1 kilometre distance. Nearby, there are various amenities available, like the West Mall for shopping and recreational purposes, the community institution and future civic development, community clubs, hospital for emergencies, food centre, supermarket, polyclinic etc.

Qingjian Realty Group’s General Manager, Mr. Li Jun, said that he is delighted for being the highest bidder for this site. The Jurong district is soon to be developed by the government and Qingjian would always support the government with all their progression plans. The land price is $635 per square feet per plot ratio and the estimated price for the residential units in this mixed new site would be $920 – $980 per square feet. Nicholas Mark added that there are plans of accommodating a shopping mall within the complex. If that can be accomplished the developer would do extremely well with all amenities under the same site.
