Land Price for Le Quest Bukit Batok West Avenue 6
The tender for Le Quest site at Bukit Batok West Avenue 6 closed on 24 May 2016 and it is noted that the various developers submitted reserved bids for the plot of land. However, more bids for the plot of land were expected as there is a reduction in the number of Government Land Sales Programme. Qingjian Realty submitted the top bid of $301million which was just 8.3% higher than the 2nd bid for $277.98million by Allgreen Properties.
Estimated Selling Price at $1,100psf
The estimated selling price for Le Quest has not been released by Qingjian Realty BBR. However, the target selling price for the development might be around $1,100 psf with units starting from $5xxK. This would mean that it will be one of the lowest priced condo around in the area. The official pricing will be released around July 2017 together with the showflat viewing period.

At the moment, it is noted that there is currently noted that the population density surrounding Le Quest is low at the moment and therefore there might not be significant demand for the development. But, there are currently plans to form new HDB estates around Le Quest Condo and thus this may mean more demand and upward pricing revision for the units at Le Quest. Qingjian Realty is probably buying into the future Master Plan of Jurong and making a first mover advantage that there will be more demand for surrounding properties once there are more facilities at the Jurong East Region.

There is also not many developments around in the Bukit Batok area and hence this would mean more demand for Le Quest Bukit Batok West Avenue 6. This is especially true for projects which are of mix development as Le Quest has commercial units located on the 1st floor of the development.
